Key Highlights

  • Third quarter 2026 Core FFO was USD 0.52 a diluted share, versus USD 0.70 a year earlier, and management acknowledged it fell USD 0.07 short of consensus.
  • For the full year, the Core FFO midpoint moved to USD 2.22, while the same-store NOI midpoint slid to negative 4.3% from negative 1%.
  • Same-store NOI retreated 8.2% to USD 35.6 million, because same-store spending rose 11.2% while Revenue slipped 0.7% and occupancy dropped 70 basis points.
  • The midpoint of estimated NAV per share dropped to USD 38.33 from USD 46.76, with a 25 basis point cap rate increase a contributing factor.

Expenses Outpace Revenue in a Weak Third Quarter

On November 3, 2026, NexPoint Residential Trust (NYSE:NXRT) published its results for the third quarter of 2026. Total revenue edged higher to USD 64.5 million, yet the net loss to common holders widened to USD 11.5 million, or USD 0.45 a diluted share, from USD 7.8 million a year earlier. FFO landed at USD 0.46 a share and AFFO at USD 0.63, versus USD 0.63 and USD 0.80 previously. Of the USD 3.2 million same-store NOI decline, roughly USD 2.7 million traced to costs, including a USD 854 thousand Nashville tax refund from last year that was not repeated. Other drivers were a bulk fiber internet rollout, heavier repair and Marketing spending, and utilities rising 11.8%.

Rate Headwinds, Swap Expirations and a Lower NAV

Externally advised, the trust holds apartment communities that target middle-income renters and value-add upgrades, primarily in the Southeast and Southwest. Interest cost is a second headwind. Swaps covering roughly USD 717.5 million of debt, carrying an effective rate near 1.14%, rolled off in September, leaving about USD 192.5 million in place. The adjusted weighted average Interest Rate climbed to 4.75% at quarter end from 3.58% at June 30, and third quarter interest expense reached USD 18.1 million. Net Leverage moved up to 62% from 57%. The cap rate range was raised to 5.5% to 6%, a move that explains USD 4.45 of the USD 8.43 NAV reduction, and lower NOI expectations account for much of the rest.

Dividend Coverage, Buyback Funding and Asset Sales

A quarterly Dividend of USD 0.53 a share was approved, to be paid December 31, 2026 to shareholders recorded on December 15, 2026. That payout exceeds third quarter Core FFO of USD 0.52 a share by our comparison, although AFFO of USD 0.63 covers it. Buybacks are authorized up to USD 150.0 million through October 26, 2028; management said they would be paid for with sale proceeds, after Debt reduction. The company acquired Midtown Crossing, a 228-unit community in Raleigh, on October 2, 2026. Pricing is unresolved: the release table shows USD 32.0 million, whereas the call cited USD 43.2 million. Same-store NOI guidance points to a fourth quarter decline of roughly 3.3%.

Where Things Stand

The midpoint fell from USD 2.45 to USD 2.22, a USD 0.23 cut by our arithmetic, because one weak operating quarter, with expenses up 11.2% against slipping revenue, collided with sharply higher interest costs as older swaps expired. Management contends the 8.2% NOI drop exaggerates the underlying trend, citing a non-recurring tax refund, a fiber rollout that funds itself and spending pulled into the period, and it expects a smaller fourth quarter decline. Still, NexPoint Residential Trust (NYSE:NXRT) runs high leverage, pays a dividend above Core FFO and reports a lower NAV estimate. Asset sales, debt paydown and a rebound in new-lease pricing from October's 3.6% decline are the next tests.
