Impairments and Hotel Divestitures Widen the Loss

Service Properties Trust (NASDAQ:SVC) released its third-quarter 2026 figures on November 4, 2026. At September 30, 2026 the Maryland REIT owned 827 properties: 740 service-focused retail net lease Assets occupied by 188 tenants, plus 87 hotels managed by four operators. The net loss grew to USD 87.9 million from USD 46.9 million. Writing six hotels and six net lease assets down to estimated Fair Value less disposal costs consumed USD 53.7 million. Real estate sales produced a USD 1.1 million loss, while a year earlier they generated a USD 25.3 million gain. Weighted average shares climbed to 129.3 million from 33.2 million after 95,833,333 shares were issued on April 2, 2026, explaining why the per-share loss narrowed while the dollar loss widened.

A Smaller Hotel Base With Stronger Room Metrics

Hotel Operating Revenue shrank USD 79.2 million: sales since July 1, 2025 took out USD 94.6 million, and higher occupancy and rates restored USD 15.4 million. On a comparable basis across 87 hotels, occupancy was 71.8% versus 68.6%, and average daily rate reached USD 171.03, up 3.0%. Hotel operating expenses fell 22.1% to USD 255.8 million. The 77 retained hotels posted RevPAR of USD 128.38, an 8.3% gain, and management said part of that reflects renovation disruption in the 2025 period. Sales of seven hotels during the first nine months of 2026 raised USD 73.2 million, and eight more in October 2026 added USD 50.6 million.

Net Lease Occupancy, Debt Redemptions and Missing Payout Data

Net lease assets were 97.6% leased and carried a weighted average remaining term of 7.0 years. The biggest tenant, TA, occupies 175 travel centers under five master leases that run through 2033 and bring in USD 269.5 million of yearly base rent. During 2026 the firm placed USD 745.0 million of net lease Mortgage debt and, in an April offering, netted USD 541.8 million, then retired USD 1.55 billion of debt. G&A dropped 9.9%, reaching USD 10.0 million. The reviewed material offered neither funds from operations nor Dividend data, so such figures are absent here. Service Properties Trust (NASDAQ:SVC) additionally cited tariffs, Inflation and labor expenses as strain on hotels and tenants.

Where Things Stand

Non-cash impairments and a shrinking hotel base widened the loss, while room Demand was not the culprit. Service Properties Trust (NASDAQ:SVC) lost USD 87.9 million even as comparable RevPAR rose 7.8% and interest expense fell 20.3% after debt repayment. Per-share losses shrank only because the share count jumped, rising about 3.9 times to 129.3 million on a calculated basis. Next markers are two hotels with 795 keys marketed as of November 2, 2026, further impairments and the shift toward a majority net lease portfolio.
