Key Highlights

  • Third-quarter 2026 Revenue hit USD 402 million, a 19% rise from a year earlier, with DroneDeploy supplying 2 points of that growth, per the November 3, 2026 announcement.
  • The non-GAAP Operating Margin registered 23% while the GAAP figure came in at negative 2%, since the non-GAAP view omits stock-based pay, intangible amortization, employer Payroll Tax tied to stock transactions and deal costs.
  • Operating cash inflow climbed 8% to USD 96 million, free cash inflow advanced 8% to USD 73 million, and gross revenue retention held at 95% during the quarter.
  • Fiscal 2026 sales are pegged at USD 1,557.0 million to USD 1,559.0 million, the non-GAAP operating margin lands between 19.0% and 19.5%, and 25% is the target set for 2027.

Results Above the Guidance Ceiling, Helped by DroneDeploy

Procore Technologies (NYSE:PCOR) unveiled third-quarter 2026 figures on November 3, 2026. Revenue of USD 402 million exceeded the top of management's range, and the CEO characterized margins as surpassing their own band. Stripping out the DroneDeploy addition, growth would have been near 17%, a figure we derived from the 19% headline less the 2-point Acquisition contribution. GAAP gross margin stood at 80%, against 84% on a non-GAAP basis. The firm reported 2,968 organic customers generating over USD 100,000 in annual recurring revenue, a 14% climb. Procore AI digital coworkers also reached general availability, and tie-ups with NVIDIA and IBM were announced at the Groundbreak 2026 gathering.

Why GAAP and Non-GAAP Results Diverge So Sharply

Procore builds construction management software, and its 2027 goal is framed on a non-GAAP basis. The quarter's gap is significant: GAAP operating margin of negative 2% sits 25 points below the 23% non-GAAP figure. Non-GAAP results leave out stock-based compensation, acquired intangible amortization, employer payroll tax on Equity transactions and acquisition expenses, while the company itself acknowledges Stock Compensation as a substantial recurring cost. Free cash inflow of USD 73 million represents roughly 18% of revenue by our calculation. Weighted shares totaled 150.4 million, close to unchanged from a year ago. The release does not disclose the GAAP net loss.

Fourth-Quarter Margin Outlook and the Buyback Authorization

Fourth-quarter revenue is projected at USD 420 million to USD 422 million, with USD 19 million contributed by DroneDeploy, implying 20.3% to 20.9% growth. The non-GAAP operating margin guide of 15.5% to 16.0% sits far under the third quarter's 23%, and the release gives no reasoning, making it a question for the November 4, 2026 call at 8:30 a.m. ET. Full-year free Cash Flow margin is seen at 18.0%, or 19.5% when roughly USD 23 million of one-time DroneDeploy outlays are excluded. A USD 300 million repurchase program received approval on October 30, 2026, running through October 30, 2027, without any purchase obligation. Principal risks cover AI execution, integration of acquisitions, competition and construction industry conditions.

Where Things Stand

The 25% non-GAAP margin aim for 2027 rests, according to management, on durable profitable expansion and compounding free cash flow per share, yet no bridge accompanies the number. Its credibility hinges on whether the 15.5% to 16.0% fourth-quarter margin and the 19.0% to 19.5% full-year range lead toward that target. Procore Technologies (NYSE:PCOR) has offered no 2027 revenue guidance in this release, and GAAP profitability is still in the red. Watch the November 4, 2026 call remarks, DroneDeploy integration progress and retention near 95%.
