1.2 Summary Table

1.3 The Key Positives & Negatives

1.4 Key Metrics
Rocket Companies’ margin profile remained highly volatile across FY21–FY25, reflecting changing mortgage market dynamics, refinancing trends, interest rate movements, and the company’s ongoing platform transformation. In FY21, the company delivered exceptionally strong profitability, with EBITDA margin at 56.2%, operating margin at 55.5%, and net margin at 46.1%, supported by historically low interest rates, elevated refinancing activity, strong mortgage origination volumes, and robust gain-on-sale margins during the pandemic-driven housing boom. Profitability moderated sharply in FY22 as EBITDA margin declined to 22.6%, operating margin to 21.0%, and net margin to 11.7%, mainly due to rising interest rates, softer refinancing demand, normalization in housing activity, and higher operating costs. Margin pressure intensified further in FY23, with EBITDA margin falling to 5.2%, operating margin to 2.5%, and net margin turning negative at -9.7%, reflecting a difficult mortgage environment marked by weaker affordability, lower loan origination volumes, MSR valuation fluctuations, and continued investment in technology and platform expansion. In FY24, the company recorded a meaningful recovery, with EBITDA margin improving to 26.3%, operating margin to 24.5%, and net margin to 11.7%, supported by stronger servicing income, improved operating leverage, cost optimization initiatives, diversified revenue streams, and AI-led efficiency gains. However, in FY25, profitability weakened again at the bottom-line level, as EBITDA margin moderated to 22.5%, operating margin declined to 13.4%, and net margin slipped to -3.3%, largely due to higher interest expense, acquisition and integration-related costs associated with Redfin and Mr. Cooper, amortization expenses, and continued investments in AI infrastructure and ecosystem integration.
