  • Resistance near Current levels: BWY’s stock price has almost breached the Resistance (R1) which was stated in the previous report on 06 December 2024 therefore, there can be a possibility of a decline from resistance levels. Considering the market conditions and the price action, it is prudent to exit the stock.
  • Increased Land Spend with Declining Owned Plot Count Raises Efficiency Concerns: Despite a notable rise in land investment during H1 FY25—contracting to purchase 5,246 plots for £378.2 million (up from 1,237 plots for £103.4 million)—the number of owned and controlled plots actually declined slightly year-on-year (48,533 vs. 49,365). This raises questions about land acquisition efficiency and pricing discipline, particularly when compared to the relatively modest growth in the Group’s overall land bank. Investors might be concerned that higher expenditure isn't translating proportionately into land inventory expansion, potentially impacting future margins or return on capital employed (RoCE).
  • Net Debt Position Deterioration Signals Reduced Financial Flexibility: Bellway reported a shift from a net cash position of £76.6 million in the prior year to a net debt of £8.0 million during H1 FY25. While the adjusted gearing remains low at 8.5%, this reversal may be viewed as a sign of weakening financial flexibility.
